2. No offer, no solicitation, no binding commitment

Nothing on this website, in the valuation calculator, or in any response to your enquiry constitutes an offer to purchase, an invitation to offer, an investment recommendation, or a binding commitment of any kind.

Any transaction would proceed only through a separate written, signed and executed definitive agreement following non-disclosure, due diligence and applicable regulatory and society or trust approvals. Until such an agreement is executed, either side may discontinue discussions at any time without liability.

3. The valuation and ROI calculator is indicative only

• Outputs are generated from generic market assumptions and the inputs you type in. They are illustrative planning aids, not valuations, appraisals, fairness opinions or offers.
• Actual value depends on audited financials, normalised EBITDA, clear and marketable land title, CBSE affiliation status and validity, staff and gratuity liabilities, debt, statutory dues, litigation, lease terms and local demand, none of which the calculator can verify.
• City-level fee bands, land rates and EBITDA multiples shown on this site are broad market estimates compiled for editorial purposes and may be out of date or inapplicable to your school.
• You should obtain independent legal, tax, accounting and valuation advice before making any decision. We accept no liability for decisions taken in reliance on the calculator or on any content on this site.

4. Your responsibilities when submitting an enquiry

• You confirm you are the owner, trustee, authorised society member, or an advisor duly authorised to share the school's information.
• You confirm the information you submit is accurate to the best of your knowledge and is not subject to a confidentiality restriction that you would breach by sharing it.
• You must not submit student, parent or staff personal data, photographs of identifiable minors, or any document you are not entitled to disclose.
• You must not submit false, misleading, spam or automated enquiries. We may decline, ignore or delete any enquiry at our sole discretion, without giving reasons.

5. Response commitment

Where a school clearly meets our acquisition criteria, we aim to respond within 2 business days of receiving a complete enquiry. Business days exclude Saturdays, Sundays and public holidays in India.

This is a service commitment, not a contractual guarantee. Incomplete enquiries, unreachable contact details, or schools outside our mandate may not receive a response.

6. Intellectual property

All text, city market content, articles, calculator logic, layout and design on this site are our intellectual property or used under licence. You may read, print and share pages for your own evaluation. You may not republish, scrape at scale, resell, or use this content to train commercial models or to build a competing listing service without written permission.

Responsible indexing by search engines and AI assistants is expressly permitted, subject to accurate attribution and linking to the source page.

7. Third-party references

References to the Central Board of Secondary Education, state authorities, cities, or any school are descriptive only and do not imply affiliation, endorsement, sponsorship or partnership. CBSE is an independent statutory body and has no association with this website.

8. Availability and accuracy

We provide this site on an 'as is' and 'as available' basis. We do not warrant uninterrupted access, freedom from errors, or that content will remain current. Market data, multiples and city information change and may not be updated immediately.

9. Limitation of liability

To the maximum extent permitted by Indian law, we are not liable for any indirect, incidental, consequential, punitive or special loss, or for loss of profit, opportunity, goodwill or data, arising from your use of this website, the calculator, or reliance on any content or communication from us prior to a signed definitive agreement.

10. Governing law and jurisdiction

These terms are governed by the laws of India. The courts at Delhi shall have exclusive jurisdiction over any dispute arising from these terms or from use of this website.
